Information For Real Estate Agents, Closing Attorneys, Sellers, and Prospective Buyers

This page is intended to provide timely information to assist in property transactions within Maple Lake Club. Maple Lake Club is not a home owners association. The Club was founded in 1929, prior to HOAs becoming common. Pursuant to West Virginia Code Chapter 36B, Article 4, Section 109(b), lot owner resale information can be requested from the Club Treasurer.

Owners (or their attorneys) who are selling property at Maple Lake must contact the Club Treasurer at least ten days in advance of the real estate closing to request a Resale Certificate. Important financial information is included in the certificate that is beneficial to sellers and buyers. If we are given proper notice, we will prepare the documents to be executed at the closing. We may make SOME of the information available here on the website, but other pieces of information required by law are only available through the request process and the Resale Certificate that is provided. There is a $100 fee for the Resale Certificate.

Club membership fees are as follows:

Upon closing:
- $820 one-time initiation fee.
- $5 one-time new stockholder fee.
Annually:
- $825 per lot dues (some properties consist of multiple lots) due in April.
- $485 per stockholder assessment due in October.
- Sewage fee of $600 per tap (each house, even if on multiple lots, has one tap) due in August.

Moving Information

There is a road that circles from the entrance all the way around the lake. Unfortunately, box trucks longer than 20 feet and semi-trucks will not be able to pass the turn onto the bridge down by the dam. The road narrows on both sides of the lake as it heads South to approach the dam. Moving vans most likely will need to back out the way they came in to the lake as only the clubhouse parking lot is big enough for a turn around.

Getting a large moving truck or van out of the lake and back onto Route 50 may also be a challenge. The road at the entrance angles upward, there is no traffic light, and there is a bit of a blind bend approaching from the East on Route 50.
